Almost Spring Greetings,

Well, I’m afraid the ground hog, I mean marmot is back in his hole for another 6 weeks - at least. I guess we can’t complain this winter is a lot milder than last.

The real estate market here is similar to last years, so far. Currently, there are 553 homes for sale in the core area (Palmer, Wasilla, Big Lake, and Houston). There are 144 homes that are under contract. Sixty three homes have sold and closed since January 1, 2010. According to the Alaska Multiple Listing Service, 1046 homes sold here in the Valley in 2009, compared with 1131 in 2008, a 7% decrease L. The average sales price in 2009 was $219,000.00 compared with $228,000.00 in 2008, a 4% decrease L. The average days on market stayed almost the same at 85, remaining basically the same J. The good news was there were 2959 homes listed in 2008, compared with 2779 in 2009, so our inventory dropped by about 6% J.

BUYERS, the $8,000.00 tax credit has been extended for First Time Home Buyers that qualify, sign a contract by April 30th, 2010 and who close by June 30th, 2010. Additionally, there is a $6,500.00 tax credit offered to homebuyers who have lived in their current residence at least five years and are “trading up” buying a new primary residence. Mortgage rates remain near 5%. The experts surveyed this week had this to say. 40% believe rates are going up, 7% say that are going lower, and 53% say they will remain unchanged over the next week or so.
