I hope this letter finds you enjoying this great state we live in. The reds are running, the kings are in, life is good. The real estate market here in the valley seems to be doing fine. I will qualify that statement by saying certain price ranges are better than others.

Below $225,000 is fine and over $300,000 is still soft. No matter what price ranges you are in, your home must be priced right if you want it sold. Right now, in the core area there are 772 homes for sale. There are 219 that have accepted offers on them and, year to date, 476 have sold.

The average sale price has been $219,638. The median sale price has been $210,800. The good news is, this time last year there were only 403 homes sold. That is an increase of approximately 15% over last year at this time. Prices are still flat and we all are seeing little if any appreciation in home value.

Now for more good news, interest rates are still near historic lows under 5%. One financial analyst stated the other day, “George Washington couldn’t get money this cheap!” If you are looking to buy, now is the time. Want to know how much homes in your neighborhood are selling for, give me a call.
